51 Union Grove

Introduction

We started on this site back in February 2015 with a programmed completion date of May 2016 the development consisted of a change of use of the main building, from sui generis use (police station) to residential to create 16 high specification self-contained units together with extensive external alterations. Demolition of 1960s rear wing and erection of 4-storey wing to provide 4 dwellings. Landscaping and provision of refuse and cycle storage enclosures. The existing building element was constructed to achieve a BREEAM ‘very good’ rating, the new build element was constructed to code for sustainable home level 4. Both elements were built to secure by design high crime area standards and building control approval.

Our Involvement

This project was on a design and build contract being involved since the pre-construction phase where we acted as the client's advisors working closely with and co-ordinating the architects and engineers to help put together all the pre-construction information through to completion.

Construction

The new build element consisted of reinforced trench fill foundations with a load bearing slab the superstructure consists of a steel frame with corus ‘comflor concrete intermediate floors and concrete stairs. The facades was a cold rolled steel structural framing system with a standard facing brick for the outer leaf and an AXTER flat roofing system. The new stairwell where the new build meets the existing building was completely glazed which we are proud of.
